    The U.S. Census Bureau and the U.S. Department of Housing and Urban Development jointly announced the following new residential sales statistics for August 2025. Sales of new single-family houses in August 2025 were at a seasonally-adjusted annual rate of 800,000, according to estimates released jointly today by the U.S. Census Bureau and the Department of Housing and Urban Development. This is 20.5 percent (±21.8 percent)* above the July 2025 rate of 664,000, and is 15.4 percent (±25.1 percent)* above the August 2024 rate of 693,000.     Sales of new single-family houses in the United States stood at a seasonally adjusted annual rate of 800,000 in August, marking the highest number since January 2022, the country's Census Bureau and the Department of Housing and Urban Development said in their report published on Wednesday. Compared to July’s, the figure surged by 20.5%. Year-on-year, it rose by 15.4%. The median sales price of new houses sold reached $413,500, and the average sales price $534,100. The seasonally-adjusted estimate of new houses for sale was 490,000, a supply of 7.4 months at the current sales rate.

Where do you people come up with this stuff? Prices have gone up since the inception of the Federal Reserve, it's how fast is it goes up that is concerning. You're not factoring in wage increases that out pace inflation, lower energy costs, etc. Were people eating when inflation was in the double digits, $5 gal of fuel, and eggs were averaging $13 dz during the last administration? I can tell you for a fact things are much better now than they were only a year ago. In fact, inflation is still lower than it was when the last administration left office.

This is more noise than anything else, the surge reflects slightly lower mortgage rates and an increase in builders offering buyer incentives. Take it with a huge grain of salt. The +/– 21.8% confidence interval on the monthly change is massive. New home sales are prone to heavy revisions. A flat-ish trend in sales, similar to what has been evident all year, seems more likely.

There's a good chance the strength isn't from organic, fundamental demand, but is "juiced" by builders increasing incentives and cutting prices to move inventory. Sell-side scrubs showing 65% of builders offering incentives and 39% cutting prices is compelling evidence. This suggests the sales were "bought" rather than earned by a booming economy.

The YTD average sales pace prior to this print was 662k, which is more consistent with other weak housing data points like low builder sentiment. The 800k print is a significant outlier from this trend. Bottom line is that because elevated inventories are being cleared by incentives (not just demand), builders will remain cautious.

The macro implication is inventories remain elevated relative to sales, which implies a reduced pace of single-family construction moving forward. This means residential investment should continue to drag on overall real GDP growth for the next few quarters.

These are seasonally adjusted full year numbers of new homes. It’s not like 800k homes were just sold.

There was a marked upturn in new homes, so I would guess the mortgage rate drop plus desperation setting in with new homes builders offering measurable incentives.

Hate the ruin the fake narrative of Trump breaking into computers overnight and falsifying numbers lol.

I mean that's what I was thinking as well especially groups/individuals who have been sitting on cash waiting for the opportune time. With more rate cuts individuals who are in the prime position will be entering the housing market.
